RELATED ACTION:
The Planning Commission reviewed and approved Comprehensive Planned Development Concept Application CPD95-0002 covering development on the King Farm site on July 18, 1996. On February 13, 1998, the Planning Commission reviewed and approved Comprehensive Planned Development Detailed Application CPD96-002F for single-family and townhouse development. On December 17, 1997, PLT97-0114 was approved for Block QQ, with development aimed at 22 foot wide townhouse lots.

COMMENTS:
This plat represents the resubdivision of seven townhouse lots and two private open space parcels. Development of the lots is now proposed for townhouses with attached instead of detached garages. By replatting the lots, the new lots will be more in keeping with the size and shape of other attached dwelling unit lots in the area. In addition, by widening the W.S.S.C. right-of-wayon the H.O.A. property, required retaining walls may be placed in the W.S.S.C. easement rather than on the individual townhouse lots.
STAFF
RECOMMENDATION:
Approval, subject to the conditions noted below:
1. That the Plat be revised to make modifications/additions as identified on Planning Commission Exhibit A (in Planning Division file).
2. That a revised Detailed Plan for CPD96-002F be submitted.
3. That the Final Plat be submitted in an appropriate electronic format as specified in Section 25-782(c), (d) and (e) of the City of Rockville Zoning Ordinance.
4. That prior to the issuance of building permits for development on the property covered by the plat, bonds be posted and permits obtained for all public improvements identified in Section 25-730 of the Subdivision Regulations from the Department of Public Works, in accordance with the Variance of Subdivision Regulations granted by the Planning Commission on February 12, 1997.
