SUBJECT: Request for Waiver of Underground Installation of Electrical Transformer
21 Church Street

Pursuant to Section 25-437(b) of the Zoning Ordinance, the developer of the above-referenced project has submitted a waiver request to allow installation of an above ground transformer to serve the subject building.

During review of Use Permit USE98-0592, it was determined that the location of the transformer as shown did not satisfy the requirement of the Zoning Ordinance that all transformers be placed underground. Section 25-437(b) states that, for good cause shown, the Planning Commission may allow above ground installation of transformers subject to the provision of such screening as may be reasonably required.

The applicant has represented that the proposed installation will be similar to that of the transformer installation of One Church Street in that it will be below the finished street grade. Additional landscaping has been proposed to enhance the screening of the transformer from the street and the subject property.
