Size: 116,984 Square Feet or 2.68559 Acres
Location: 611 Rockville Pike
Zone: O-1, Office Building
Present Use: Partially developed with an office building.
Comments: The applicant is proposing to record the commonly owned properties into a single record lot.

RELATED ACTION: Use Permit USE1999-00600 has been filed to permit redevelopment of the site with a two-stage office complex and associated parking. The Use Permit is being reviewed by the Planning Commission concurrently with this plat.

REQUEST: Approval of a final record plat to combine the deeded lots into a single record lot.

STAFF COMMENTS: The two deeded lots have been commonly owned for some time. The current owners propose to redevelop the property with two office buildings and a parking deck, which is being considered concurrently by the Planning Commission. A Final Record Plat is required not only to accommodate the development plan but is required in order to place any new structure on the property.

STAFF RECOMMENDATION: Approval subject to the conditions noted below:

1. That the plat be revised to make modifications/additions as identified on Planning Commission Exhibit "A" (in the Planning Division file);
2. That bonds be posted and permits obtained from the Department of Public Works;
3. That the entire site be placed within a Forest Conservation Easement for the protection of individual trees used for landscaping; and
4. That the final corrected Plat be submitted in an appropriate electronic format as specified in Section 25-782(c), (d) and (e) of the Rockville Zoning Ordinance.
