SUBJECT: Request for Waiver of Underground Installation of Electrical Transformer
11 North Washington Street

Pursuant to Section 25-437(b) of the Zoning Ordinance, the developer of the above-referenced project has submitted a waiver request to allow installation of an above ground transformer to serve the subject building. This section states that, for good cause shown, the Planning Commission may allow above ground installation of transformers subject to the provision of such screening as may be reasonably required.

The Use Permit Amendment for the property (USA89-440B) was approved by the Mayor and Council on March 13, 2000, and authorized development of 94,300 square feet of office space and 7,500 square feet of retail space in a seven-story building.

The applicant has submitted plans accompanying the waiver request that show the transformers located in a vault that is built into the parking garage wall facing East Middle Lane. This location will allow the transformer to be placed within the building envelope while being screened by a metal gate. The transformer is proposed to be in the same vicinity as the emergency generator and dumpster along East Middle Lane.
