SUBJECT: Use Permit USE98-0583, Rockville Center, Inc.
Request for Time Extension
On July 22, 1998, the Planning Commission reviewed and approved the above referenced application, allowing 429,485 square feet of office and retail development on the western half of the RCI parking lot at 196 East Montgomery Avenue. The site plan was approved for a 16-story office building with 27,750 square feet of street level retail, structured parking above and below grade, as well as construction of the future Renaissance Street to connect East Middle Lane with East Montgomery Avenue.
Section 25-193(d) of the Zoning Ordinance requires construction or operation associated with an approved Use Permit to commence within two (2) years of the date of issuance or the permit shall become void. The Planning Commission may grant two (2) extensions, each not exceeding one (1) year each, for good cause shown.
The applicant has represented that they have been unable to implement the Use Permit due to market conditions, and have requested a time extension of one year to allow for implementation, in order to retain the ability to respond to market inquiries for office space.
