Comments:
The applicant is proposing to record the lots, streets, alleys and parcels
in compliance with application CPD99-002T and CPD99-002T1.
PREVIOUS RELATED ACTION: The Planning Commission reviewed and approved Comprehensive Planned Development Concept Application CPD95-0002 covering development on the King Farm site on July 18, 1996. On June 23, 1999, the Planning Commission reviewed and approved Comprehensive Planned Development Detailed Application CPD99-002T. An Amendment (CPD99-002T1) to the Detailed Application is being reviewed concurrently with these plats.
STAFF COMMENTS: These
plats contain parcels that will be developed with Moderately Priced Dwelling
Units. Because of a change in the design and configuration of buildings that
will be used to house the Moderately Priced Dwelling Units, the applicant
is proposing lots that differ from the original Detailed Application approval.
Concurrent approval of Comprehensive Detailed Application Amendment CPD99-002T1
will determine whether the proposed plats are acceptable in their current
form.
STAFF RECOMMENDATION: Approval, should the Commission approve CPD99-002T1,
subject to the conditions noted below:
1. That the plat be revised to make modifications/additions as identified on Planning Commission Exhibit "A" ( in the Planning Division file); and
2. That the final corrected Plat be submitted in an appropriate electronic format as specified in Section 25-782(c), (d) and (e) of the Rockville Zoning Ordinance.
3. That prior to the issuance of building permits for development on the property covered by the plat, bonds be posted and permits obtained for all public improvements identified in Section 25-730 of the Subdivision Regulations from the Department of Public Works, in accordance with the Variance of Subdivision Regulations granted by the Planning Commission on February 12, 1997.
