I. REVIEW AND ACTION

A. APPROVED (6-0) Final Record Plats PLT2000-00235 and PLT2000-00237, King Farm Associates - to resubdivide two parcels in order to accommodate multi-family development; and for street dedication of Ridgemont Avenue and for a portion of a private street known as Elmcroft Boulevard.

B. DEFERRED (4-2 with Hilton and Mullican against the deferral) Use Permit USE1999-0600, Realty Capital Partners, LLC - a development proposal to construct a new office building, structured parking facilities, and new permanent branch banking drive-thru facilities on the subject property at 611 Rockville Pike.

C. DEFERRED (6-0) Final Record Plat PLT2000-00212, Realty Capital Partners, LLC - to subdivide the existing deeded lots into a single record lot.

II. RECOMMENDATION TO THE MAYOR AND COUNCIL

A. Recommended (5-0-1 with Mullican abstaining) that a new traffic study be required prior to approval of density modifications and recommended approval of the modification of the gross floor area calculation for mechanical equipment areas in basements for Comprehensive Planned Development Concept Plan Amendment CPD1985-0001B, Boston Properties, Inc - to increase the office density within Tower Oaks by approximately 45,000 square feet and the restaurant square footage by approximately 15,000 square feet, and to permit mechanical equipment space normally located on rooftops to not be counted as gross floor area if provided in the cellar of a building in Tower Oaks.

OLD BUSINESS

APPROVED (5-0-2 with Hilton and Gelin abstaining) a Resolution to request that Mayor and Council submit to the Planning Commission, for the Planning Commission's review and approval, plans for proposed City developments (e.g., streets, parks and other public ways, grounds, open spaces, public buildings and structures, and public utilities) before such developments are authorized or constructed, in accordance with Section 3.08 of Article 66B of the Annotated Code of Maryland.
