I. REVIEW AND ACTION

A. Final Record Plat PLT2005-00440, Fallsgrove Associates – for the creation of an open space parcel consisting of 12.2735 acres along West Montgomery Avenue, south of Gude Drive in the Fallsgrove development.

B. Final Record Plat PLT2005-00441, Fallsgrove Associates – for the creation of an open space parcel consisting of 8.8439 acres on the north side of West Gude Drive between West Montgomery Avenue and Research Boulevard in the Fallsgrove development.

C. Final Record Plat PLT2006-00445, Route 28 Associates – for the creation of a record lot consisting of 1.4214 acres at the corner of Wood Hill Road and West Montgomery Avenue in the Fallsgrove development.       

II. RECOMMENDATION TO THE BOARD OF APPEALS

A. Special Exception SPX2005-00356 - to construct a 98-foot tall monopole wireless communication facility in the rear of the Twinbrook Mart, at 2001 Veirs Mill Road in the C-2 Zone.  Application includes a waiver request from the 50-foot height limit for monopoles, which will be acted on by the Mayor and Council. (POSTPONED)

III. ZONING BRIEFING

A. Zoning ordinance Update – briefing on zoning Ordinance on recent issues papers discussed by the Mayor and Council.

IV. COMMISSION ITEMS

The following applications were submitted in February, 2006:

    1. Variance Application APP2006-00857, PMG, Inc. – Variances of 100, 180 and 260 square feet and a variance of 16,681 square feet from the minimum lot size at 801 Hungerford Drive.
         
    2. Special Exception Application SPX2006-00365, PMG, Inc. – to demolish existing improvements and construct a new auto filling station with 6 pump island/dispensers and 2736 square feet convenience store at 801 Hungerford Drive.
         
    3. Street Abandonment SCA2005-00096, R. E. & Catherine Bisnett, Jeffrey S. and G. Broadhurst, Mary Lee Bassford, Jorge and Fernanda Mouco, and Woodrow and Melba Hancock - the applicants are adjacent neighbors requesting that the right-of-way of Joseph Street between Grandin and Maple Avenues be added to each of their lots.  This section of Joseph Street is not an improved (paved) street and is not used for traffic operations.
         
    4. Street Abandonment SCA2005, 00097, Montgomery County – to abandon the right-of-way of Mt. Vernon Place, an unimproved street running between Maryland Avenue and Monroe Street, north of Block 3 in the Rockville Heights Subdivision and dedicated per Plat No. 56. 
         
    5. Residential Townhouse Initial Application RTH2005-00020, Montgomery County – to build 44 townhomes at Fleet Street.
