The City’s Planning and Zoning Division interprets and administers the Rockville Zoning Ordinance through development review policies and procedures. The zoning ordinance, effective March 16, 2009, establishes allowed uses and development standards for each piece of land in the city. This includes the types of uses that can be located in different areas of the city; the allowable density of development; the size and height of the buildings; parking and landscape requirements; and the layout of buildings and the site.
As outlined in the zoning ordinance, the Planning and Zoning Division works with surrounding property owners, businesses and the applicant during development review. Rockville’s development review procedures are intended to help assure the health and welfare of citizens and to achieve high-quality development that complies with the design regulations of the City Code and addresses the needs of the surrounding community.
