What are the monthly rents for an MPDU?

MPDU rents are based on a formula in the MPDU law. As of July 1, 2017 MPDU rents are as follows:

Studio / Efficiency $965
One bedroom $1,105
One bedroom + Den $1,175
Two bedroom $1,240
Two bedroom + Den $1,310
Three bedroom $1,380

These rents apply to units for which rental contracts are written after the July 11, 2016 effective date.  Rents may not be increased until existing lease terms expire. Rockville Landlord-Tenant law requires that tenants, including tenants holding over be provided with a ninety-day (90) written notice of a rent increase.

How can I apply for a rental unit?

Once a Certificate of Eligibility is issued by the City, individuals should contact the property’s leasing agents directly to fill out an application for a rental unit. All lease agreements are established between the individual and the property management.

It is the responsibility of the prospective renter to contact the rental agency to inquire about possible openings. How are rent increases calculated?

In June of each year, the City calculates new rental rates based on the Department of Housing and Urban Development’s Area Median Income (AMI) for the current year.

Is there a special provision for senior citizens to get priority to rent MPDUs?

At some developments people over age 55 may be given priority over other persons during the initial lease-up of units.

Can Housing Choice Vouchers be used towards rental payments in MPDUs?

Housing Choice Vouchers, formerly known as Section 8 rental certificates, can be used towards rental payments for an MPDU apartment. Housing Choice Vouchers must be issued by Rockville Housing Enterprises to be used in the City of Rockville. You should contact Rockville Housing Enterprises about using a voucher in an MPDU rental.
