Rockville Town Center Construction Progress Leads to Beall Traffic Changes
Two Lanes of Four-Lane Road Temporary Closed But Traffic Continues in Both Directions Over Next Few Weeks

ROCKVILLE, Md., February 10, 2005—Traffic on Beall Avenue will be affected by construction of the new Rockville Town Square development in Rockville Town Center over the next 10 weeks for installation of pipes for new water and sewer drainage.

Beginning this week, one lane in each direction on Beall Avenue—which is on the north border of the Town Square development—will remain open at all times. Flagmen will divert traffic around the segments of the two other lanes that will be closed as work affects those areas. Pipe installation, which began on Feb. 7, is starting on the west side of the Beall Avenue block (at the corner of North Washington Street). Work will progress eastward toward the intersection of Hungerford Drive (Route 355).

The schedule calls for this part of the project to be completed by March 29.

Starting March 29, Beall Avenue between North Washington Street and Hungerford Drive will be completely closed to through traffic in both directions for two weeks as the project reaches major work at the intersection of Hungerford Drive. Access will remain for fire and rescue personnel to enter and exit the Rockville Fire Station and for customers and employees of commercial businesses and the Bank of America branch near North Washington Street. 

The following is the expected schedule of closures concerning Beall Avenue traffic in the coming months:

Section of Beall closest to intersection of North Washington Street and the intersection of Beall: Two lanes closed from Monday, Feb. 7-Friday, Feb. 18

Section of Beall East of  intersection with North Washington Street to Fire Station (near Route 355): Two-lanes closed from Monday, Feb. 21-Friday, March 18

Section of East Beall near Rockville Fire Station and intersection with Route 355:  All four lanes closed from Monday, March 29- Monday, April 11

On the south side of the construction project, portions of East Middle Lane will continue to be closed during non-rush hour times to allow for positioning of concrete trucks to enter and exit the site.

The installation of infrastructure is one major step in the development of the new Rockville Town Square expected to open in fall 2006.

RD Rockville, LLC is the developer of the 12.5-acre Rockville Town Square project that will cost more than $350 million. It will incorporate the library and a public town plaza as part of a mix that also will include about 648 premiere residences; about 170,000 square feet of retail and restaurant space to be owned by Federal Realty Investment Trust; and three public and one private parking garage with about 1,900 spaces.
