About Moderately Priced Dwelling Unit Rental Program
The City of Rockville offers affordable rental units through its Moderately Priced Dwelling Unit (MPDU) Program. MPDU rentals are available in a number of properties throughout the city. Applicants must submit their MPDU applications through the rental properties.
Monthly Rental Rate Limits
Monthly rental rates are reviewed and recalculated every year in June and are based on a formula in the MPDU law.
Income Eligibility
The minimum household income limit is 2.5x MPDU rent (adjusted for bedroom count). Maximum household income limits are based on gross household income per year and set at 60% of the area median income (AMI). Family size includes dependents claimed on submitted federal tax forms.
Note: Beginning July 1, 2026, existing MPDU tenants may renew their lease even if their household income has increased to be above 60% of the AMI, up to a maximum of 80% of the AMI.
Housing Choice Vouchers
Housing Choice Vouchers, formerly known as Section 8 rental certificates, can be used toward payments for an MPDU rental. Housing Choice Vouchers must be issued by Rockville Housing Enterprises to be used in the City of Rockville. Vouchers issued by the Housing Opportunities Commission of Montgomery County or other housing agencies may be used, but must be ported into Rockville Housing Enterprises.
